Complex Properties: The majority of homes in the UK are considered standard, such as a 3-bed semi-detached or a 2 bed terrace home. But there are a large proportion of homes that would be considered ‘complex’ homes by a lot of high-street lenders.

Some high-street lenders tend to shy away from complex homes, so it can be difficult to get some lenders to agree to a mortgage on a complex property. What are complex properties?

This is usually dependent on the size, condition, build or features of the property. For example a flat above a shop, ex-council properties, high-rise flats and homes with conditions attached such as age restricted retirment homes. Also large properties with many acres, homes with paddocks, properties with more than one kitchen, granny flats or annexes, are just some examples of large expensive homes that would also be considered complex.

The condition of the property can also be a factor, for example a part-refurbished home with no kitchen or bathroom would be considered ‘uninhabitable’ by many banks, properties with section 106 restrictions, agricultural ties or Japanese Knotweed.

Did you know? Most mortgage lenders will not lend on high-rise ex-council flats. However in London, some of these properties can be worth over half a million pounds!
